Commissioners Review Plans for New Regional Farmers Market and Fairgrounds Improvements

The Iredell County Board of Commissioners recently received an update on plans for a new Regional Farmers Market and expanded parking area at the Iredell County Fairgrounds — a project aimed at supporting local agriculture, creating new community gathering space, and expanding the year-round use of the fairgrounds property.

During the Tuesday, October 21 meeting, County Manager Beth Milton and Project Manager David Saleeby, along with representatives from design firm CPL and Benesch Engineering, presented schematic designs and cost estimates for the proposed market. The plans include two options — an open-air market and a fully enclosed structure — each featuring 30 vendor stalls, restrooms, office and meeting space, and a modern concession area.

“We want the farmers market to be more than a seasonal destination. It’s an opportunity to strengthen our agricultural economy, provide a space for community events, and make full use of the fairgrounds throughout the year,” said Milton.

Commissioners showed interest in the enclosed market option, which would allow for climate-controlled, year-round use of the space for county events, community rentals, and early voting. The enclosed design also features a “pop-up” roof for natural light and ventilation while maintaining the agricultural look of the fairgrounds.

“This project is an investment in our community and our citizens,” said Commissioner Gene Houpe. “We want to do it right the first time and create a space that serves Iredell County for years to come.”

The proposed parking expansion would add up to 775 paved spaces near the Murdoch Road entrance to accommodate large events and future fairgrounds growth. The design team noted that the site is “balanced,” meaning no additional soil hauling would be needed, which helps the project stay within budget.

Funding comes from a combination of state grant funds and county capital reserves. The county holds a $10 million grant for the project, earning about $30,000 in monthly interest, and an additional $6 million previously set aside for fairgrounds improvements. Together, these funds are expected to cover the full project cost if commissioners approve the complete build-out.

The board expressed support for moving ahead with final design work and evaluating electrical and infrastructure needs to support vendors and future events. A guaranteed maximum price (GMP) is expected in early 2026 before construction begins.

Once complete, the Regional Farmers Market will serve as a hub for local growers, artisans, and residents — celebrating Iredell County’s agricultural heritage and supporting continued economic growth.
